Your perceptions are correct!  We have less than one half of the homes we had on the market at this time last year.  At the time of this writing, we have only 61 homes actively available in the Quaker Valley School District, with only 34 of those being priced at 1million or less! In 2020, we sold 252 homes in the Quaker Valley School District with 225 under 1million. I suspect the reason you are not seeing more inventory is because people who are willing to sell their homes have no where to go.  Unless you are leaving the region or moving into a retirement community such as Masonic Village or Sherwood Oaks, you might be interested in taking advantage of this market that is yielding record prices but can’t figure out how to make it happen!
